First of all, it depends on the location and type of property.
In certain areas, there’s a lot of demand for single-family homes. Other areas can seem ghost towns.
Buyers usually want the same thing – good areas with easy access to freeways, plus shopping, quality schools, etc. A property that delivers all these things is definitely hot. Sellers with a highly desirable property are in charge.
What about condos? – they’re in demand! People love maintenance free living and they’re still flying off the shelves.
Investment properties are in demand. There’s been a massive influx of foreign cash investing in US real estate.
Cash buyers have been getting good deals on properties lately.
Sellers are trying out higher prices (like from 2021) to see if anyone bites, but investors are walking away from deals that don’t make sense.
Financing is still a major obstacle for buyers.
Banks are starting to get strict again, requiring lots of money down and even changing their terms last minute. Some approved buyers have their loans pulled right before closing, but it’s a lot better than it used to be.
A lot of action is taking place at the top and at the bottom of the markets, while the biggest challenges are facing the middle.
